A). Booking conditions on making a booking.
a). Book Via Website
For direct reservation with hotel, the first day’s room rate is charged at the time of online booking which is non refundable. Further a prepayment deposit of upto 100% maybe required depending on the period and duration of stay inorder to secure the reservation. An email invoice requesting the deposit will be sent to you separately. If we do not receive the deposit in full and within a weeks time, we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out, herewith, will be payable. The property reserves the right to pre-authorise credit cards. When you pay the outstanding balance for your accommodation on arrival with a Credit Card, we reserve the right to levy a 2.50% handling charge.
b) Book Via Booking.com
For bookings made in our website via Booking.com, the first night rate may be charged anytime after booking which is non refundable. A prepayment deposit bank transfer of upto 100% maybe be required to secure your reservation. We will contact you after you book to provide any bank transfer instructions. If we do not receive the deposit in full and within a weeks time, we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges set out, herewith, will be payable. The property reserves the right to pre-authorise credit cards. When you pay for your outstanding balance for your accommodation on arrival with a Credit Card, we reserve the right to levy a 2.50% handling charge.
c). Card Payments
In order to confirm your booking through the system you will be asked to provide your card details through the secure server and the first night rate maybe charged at anytime as outlined above. If you wish to pay the prepayment deposit that maybe required to secure your reservation through card we will send you an authorization form to sign and send as a photo or scan or you can make a bank transfer and avoid charges.
d). Room Change.
As we are a small property you may find that the room of your choice is sold. If you may be ok with changing your room during your stay, please email us at email@example.com and indicate that you are open to changing your room and we will make the booking manually, and you may get a discount.
e). Peak period bookings.
For some peak period bookings such as Christmas, New Year, Special Events and other holiday season dates due to the high demand, we confirm bookings only with 100% deposit which in non refundable. If in doubt, please call us.
f). Children and extra beds.
One child under 5 years stays free of charge when using existing beds.
There is no capacity for extra beds in the cottage room. If you reserve an accommodation meant for two adults and at the time of checkin an additional adult accompanies you, you will be charged an extra person fee of Rs. 1000/- per night. We recommend that you consider and book as per your requirements either family room, triple or family suite depending on the no of persons. In case of larger groups our family villa is ideal. We are a couple and family oriented property with safe, tranquil and peaceful ambience.
g). Modifications to the booking made by you.
Should you wish to make any changes to your confirmed booking, you must notify us in writing at least two months prior to the date of departure. Whilst we will endeavour to assist, we cannot guarantee we will be able to meet any such requests.
B). Cancellation of booking
a). By Us
We reserve the right to refuse your booking. If we do this we will refund any monies already paid to us.
b). By You
Should you or any member of your party need to cancel your accommodation once it has been booked, the party leader must immediately advise us in writing. Your notice of cancellation will only be effective when it is received in writing by us at the office through which you made your original booking. As we incur costs from the time we confirm your booking and may be unable to re-sell your accommodation, the following cancellation charges will be payable. The cancellation charge is shown as a percentage and this is calculated on the basis of the total cost payable by the person(s) cancelling excluding any amendment / cancellation charges which have already been incurred.
c). Cancellation Policy.
The first day’s room rate charged to the credit card for online bookings is non-refundable.
The rest of the amount will have the following cancellation policy:
- In case of cancellations up to 90 days prior to arrival date – no penalty will be charged.
- In case of cancellations between 89 days and 7 days prior to arrival day: 50% penalty of the total amount will be charged.
- In case of cancellations or No show or reduction of stay, less than 7 days before check-in date: the entire stay will be charged.
- In case where 100% deposit has been paid for bookings, the deposit is non refundable. The management may consider the case depending on the circumstances of the cancellation and notice period. In this case the refund would be only to the extent the cancelled accommodation was resold to another guest minus any incidental bank charges for the transfer.

C).Room use conditions.
We are not a Hotel but a self catering accommodation that provides Bed & Breakfast option. We do not have a bar or restaurant on the premises & therefore do not provide room service. There is no restriction on bringing outside food and drinks into the premises. There are many restaurants at a stone throw away. Our inclusive breakfast is served in the café between 8.30 to 10.00 a.m. No room service is available.
Our reception is open from 9 a.m to 6 p.m, where safe deposit lockers are available @ Rs.500/- per week. In case of loss of safe deposit locker key the cost of breaking and replacement are Rs.5000/-. We do not accept cards so payment of outstanding balances will be required in cash and preferably on arrival or at least one day prior to checkout. Payment can be made during the office hours only. Please note that Check out is 11 a.m. & checkout is 12 Noon. Your bags can be held at front desk in case of need and picked up later in the day.
We provide a set of 2 or 3 keys, one to open your door and the others to open your cupboard. You are responsible to secure the cupboard, doors and windows for additional security. Since the reception is not open for 24 hours, the room keys may be retained by you throughout your stay with us. In the event of loss of keys we need to replace the locks to ensure security which will cost you Rs.1000/- for the material.
A/C is for use while in your room with doors & windows closed. You need to insert the key fob into the slot for the lights and A/c. The A/C will take 3 Minutes to activate. Please do not remove the key fob from the key ring. The A/c in the bedroom services the entire suite/ apartment. The A/c in the sitting room is available for use only in case a suite is let out as a triple or quadruple. We reserve the right to withdraw use of A/C if the doors and windows are kept open.
Correct swimwear & having a proper shower are required for using swimming pool to maintain the water quality. The pool is open for use between 9 a.m to 9 p.m only & closed thereafter for cleaning, water treatment and maintenance. Please keep pool towels with you and ask for fresh ones after 2 days use.
On arrival, we provide a 5 Litre complimentary drinking water bottle in the room. Additional mineral water bottles maybe purchased from the local shops. Smoking is not permitted in any of our rooms including the bathrooms. However, you may smoke in the garden and the balcony.
The room is cleaned daily and towels as well as linen are changed after 2 days of use. Cable TV and WIFI through dedicated router in every room are provided free of charges. We do not guarantee the signals and connectivity as we depend on outside service providers.
Laundry handed over in the reception can be collected back after 48 hours on payment of Rs.25/- per item. We do not guarantee removal of hard stains nor take responsibility for fading/ discolouring of fabric. Dry cleaning facility is not available.
We expect guests to use the accommodation with care and any damage and breakage will be charged replacement/repair cost. We use white linen and expect guest not to stain it. We will be constrained to charge for any stains to linen @ Bedsheet / Blanket Rs.500/-, Towel Rs.250/-, Pillow case Rs.100/-.
In the unlikely event you experience any problems with your accommodation, you must inform the Accommodation / Reservation Manager Ms. Jala on Cell 9850395461 or 9420163380. We also request for additional written note and/or email to your host: firstname.lastname@example.org. for personal attention and followup.
D). Other Terms & Conditions
a). Property safety.
We do not claim that Albuquerque is totally child friendly or safe and care should always be taken especially while using the staircase, balcony, bathroom, pool deck etc and generally in any wet area to avoid slipping, falling and any consequent injury. Our swimming pool with a depth ranging from 4 feet to 5 feet does not have a pool attendant and therefore use of swimming pool is at your own risk and responsibility
b). Complaints and problems.
In the unlikely event that you have any reason to complain or experience any problems with your accommodation whilst away; you must immediately inform the manager. If necessary, you should call our Office. Any verbal notification must be put in writing and given to the manager as soon as possible. Until we know about a problem or complaint, we cannot begin to resolve it. Most problems can be dealt with quickly. If you fail to follow this simple procedure we may not be able to accept responsibility as we have been deprived of the opportunity to investigate and rectify the problem.
When you book with us, you accept responsibility for any damage or loss caused by you or any member of your party. Full payment for any such damage or loss must be paid direct at the time. If you fail to do so, you will be responsible for any legal costs as a result of your actions. We expect all guests to have consideration for other people. If in our reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a way as to cause or be likely to cause danger, upset or distress to any third party or damage to property, we are entitled, without prior notice, to terminate the accommodation of the person(s) concerned. In this situation, the person(s) concerned will be required to leave the accommodation. We will have no further responsibility toward such person(s) including any return travel arrangements. No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination.
d). Occupying / vacating your accommodation.
The earliest check-in time is 12:00 hrs. We try to accommodate earlier arrival times but this cannot be guaranteed. In order that Albuquerque is adequately prepared for new arrivals, we must ask you to vacate the villa by 11.00 hrs on the day of your departure. When making your travel arrangements please consider these timings so as to avoid unnecessary hours either waiting to enter Albuquerque or after leaving Albuquerque.
We consider adequate travel insurance to be essential. If you decide not to purchase this insurance, then you undertake on behalf of yourselves and all members of your party to indemnify ourselves and representatives (as applicable) for any costs, expenses or losses we/they incur which would otherwise have been met had such insurance cover been taken out. It is your responsibility to ensure that the insurance cover.
